Lake Homes Realty Adds New Agent Loretta Fadeley To Their Team On Lewisville Lake, Texas

A new lake real estate report from the country’s largest lake-focused brokerage show listing prices in Texas are up over summer 2022. The new Lake Real Estate Market Report from Lake Homes Realty shows Texas’s total market at $8.27 billion, up from $4.31 billion in the summer of 2022.  Lake Homes Realty operates in 34 states across the country.

The new quarterly lake real estate report from Lakehomes.com shows Lewisville Lake to be the second-largest market in the state of Texas. The specialized website just showcases properties that are lakefront, have a lake view or lake access so that agents can help clients from across the country search for dream lake properties. As of August 8, 2023, Lewisville Lake has 1,013 lake area properties listed, ranging from a $20,000 lot to a $6.95 million lake home. Over 100 of the properties were listed for over $1 million.

The average home price for listings around Grapevine Lake is $1.5 million, according to the Lake Market Real Estate Report. The average lot price is $1.3 million for the 27 lake area lots currently listed. This comes in likely due to a $23 million property covering 13 acres.

Boating is extremely popular on Lewisville Lake, as are its related activities, waterskiing, tubing, and wakeboarding.  With 29,000 acres of pristine water, it is one of the largest lakes in northern Texas. Lewisville Lake appeals to lake home searchers from across the country. Among the hundreds of people searching the lake homes and lots in Texas in May 2023, the top Metro area looking on LakeHomes.com was Chicago, followed by Oklahoma City and Minneapolis. One in 37 American adults look at LakeHomes.com each year.

A new lake real estate report from the country’s largest lake-focused brokerage shows listing prices in Michigan are up over summer 2022. “The new Lake Real Estate Market Report from Lake Homes Realty shows Michigan’s total market at $2.19 billion, up from $2.02 billion in the summer of 2022,” said Stephanie Hall, a new agent with Lake Homes Realty, who focuses on Coldwater Lake, Palmer Lake, Baw Beese Lake, and more in Michigan.  Lake Homes Realty operates in 34 states across the country.

Lake Homes Realty Celebrates 11th Annual National Agent Summit

October 10-12 marked the 11th annual National Agent Summit for Lake Homes Realty. Lake specialists from around the country traveled to Birmingham, Alabama for a week of learning and networking. Consistent marketing, advantages of building a team, industry news, and more were among the topics discussed in this year’s gathering. But the Summit, wasn’t all business, as many of the agents can attest to.

“Agents all across the country come together and not only collaborate with great ideas, but build a huge referral network … We have pretty fabulous fellowship at night, and we’re a group that likes to have a lot of fun and not take ourselves too seriously while we’re learning from each other,” agent Tiffany Hazelwood says about the National Agent Summit.

2023 also served as the first Summit with new sister brokerage, Beach Homes Realty. Lake Homes Realty welcomed the new agency, along with 6 of its 10 agents, to join in on the annual event. Together, Lake Homes Realty and Beach Homes Realty host the largest Summit to date, with over 200 agents in attendance. Additionally, over 80 awards were given out to agents during the event, including the agent of the year award.

To determine the 2023 Splash Award winner, Lake Homes Realty agents were each ranked for performance in six key areas over a 12-month period, starting September 1, 2023, and ending August 31, 2023. Performance areas included the number of transaction sides closed, total transaction volume, net by side commission percentage of closed transactions, list side commission percentage of closed transactions, and percentage increase of year-over-year transaction volume.

“There was a minimum $3.5 million in transaction volume in order to be eligible for consideration for the Splash Award and Kristie far exceeded that amount,” Phillips explained, adding that the total volume represented the final sale price of a property, independent of agent splits or applicable commissions. “Our agents are the ‘special forces’ of the lake real estate niche. Their expertise and talents continue to impress us year after year, and this year’s Summit was the best yet because of all that they do.”

Kristie Anderson of South Carolina has been a finalist for Agent of the Year from Lake Homes Realty for multiple year and came home with the top prize – Splash Award. The Splash Award is given to the company’s overall top-performing agent/agent of the year. Anderson is a lake real estate specialist who was born and raised on Lake Marion, South Carolina, where she specializes in lake real estate. She also sells properties on Lake Moultrie, as well.

2019 Lake Homes Realty Summit

The 2019 Lake Homes Realty Summit took place October 15 – 17 in Hoover, AL, at the Embassy Suites Hotel. Over 150 agents from across the United States participated in the event, making it the largest of its kind in the country. Attendees discussed the professional techniques required to market and sell lake homes and property effectively.

The event opened with remarks from Zane Tarence, Partner, and Managing Director of Founders Advisors. Tarence spoke on defending your business and increasing your talent level through the development of good habits and consistency.

On Wednesday, Glenn S. Phillips, CEO of Lake Homes Realty, opened the event with remarks on motion versus progress. Phillips contended that intense focus is the key to success in any business. By focusing on the essential elements of your business instead of the many mediocre things that usurp your attention, you can realize better results. Phillips then lead a panel on techniques in proper real estate pricing.

Mark Griggs, Marketing Director of Lake Homes Realty, lead a panel of agents who provided insight into how each of them establishes boundaries with prospects and leads them to a sale. They discussed specific ways in which they handled difficult situations by setting boundaries while delivering sales.

Griggs then spoke on the marketing puzzle. He established the pieces of the puzzle that will continue to support the rapid growth of Lake Homes Realty. He then outlined the marketing tools his department has developed to increase efficiency and provide agents with more sales time.

Thursday, October 17, began with Glenn S. Phillips interviewing Anoop Mishra, Vice President and Regional Executive of the Birmingham Branch of the Federal Reserve Bank of Atlanta. Mishra told the attendees that we are presently experiencing a strong labor market with good consumer confidence. Points of concern are the recent slow-down in the real estate sector due to a lack of inventory attributable to the rise in construction costs connected to tariffs and a slight downturn in business confidence. There is some hesitancy as well by those with means who are concerned about the length of the current positive economic run. The fed sees no negative signs at this time and is prepared to reduce rates further if needed.

Awards were provided to outstanding agents based on their previous 12-month sales numbers. The Aqua Award is presented to Lake Homes Realty agents who close a minimum of $3.5 million and up to, but not including, $10 million in total transaction volume between September 1, 2018, and August 31, 2019. There was a total of 45 Aqua Award Winners.

The Big Wave Award is presented to Lake Homes Realty agents who closed $10 million or more in total transaction volume between September 1, 2018, and August 31, 2019. There were six winners of this prestigious award.

2019 Growth

The 2019 Inc. 5000 list reported Lake Homes Realty’s growth rate at 158% over the last three years.

Company growth in 2019 spurred the addition of office space at the company’s corporate headquarters in May after hiring a new director of marketing and expanding its market footprint into western states.

“We are serious about our growth every year, but are even more focused on accelerating growth this year,” said Phillips. “Shortly after we hired our director of marketing, we also hired a digital marketing manager and are in the process of hiring additional support staff to the home office team.”

Lake Homes Realty’s home office staff currently occupies 40% of their multi-tenant, three-story headquarters.

“The challenge we face is growing our corporate team quickly enough to support our rapid growth in both our sales and marketing operations,” said Director of Marketing, Mark Griggs. “We are actively interviewing for technical writing, digital content production and event coordination positions within the marketing department, alone.”

The brokerage currently operates in 26 states nationwide, with the company’s sights set on continued westward expansion. As the market footprint increases, so does Lake Homes Realty’s need for local lake real estate experts in new markets.

Inc. 5000 Methodology (2019)

Companies on the 2019 Inc. 5000 are ranked according to percentage revenue growth from 2015 to 2018. To qualify, companies must have been founded and generating revenue by March 31, 2015.

They must be U.S.-based, privately held, for-profit, and independent–not subsidiaries or divisions of other companies–as of December 31, 2018. (Since then, some on the list may have gone public or been acquired.) The minimum revenue required for 2015 is $100,000; the minimum for 2018 is $2 million.
