2019 Lake Homes Realty Agent Summit Awards

Lake Homes Realty recognized 52 real estate agents with awards at its 2019 Agent Summit. These professionals automatically earned Premier Agent designations at the brokerage’s sixth annual Agents Summit, held October 15-17, 2019.

“Our agents are lake realty specialists and industry leaders in the sale of real estate,” said Lake Homes Realty CEO Glenn S. Phillips, “as we grow and add more experienced agents on more lakes, the number of awards increase every year.”

2019 Big Wave and Aqua Award honorees represent the brokerage in 27 states.

Award Criteria and Eligibility

The Agent of the Year designation goes beyond total revenue and recognizes an agent that is not only successful at producing revenue, but who also excels in the real estate business. This agent does all the little things and the big things well. 

Agents who sold or exceeded $10 million in total transaction volume were honored as Big Wave Award winners.

By receiving these awards, Lake Homes Realty agents are recognized as the top-producing lake experts in the company.

The Lake Homes Realty Aqua Award was awarded to agents who, in the 12-month evaluation period, sold a total transaction volume of at least $3.5 million up to, but not including, $10 million.

Agents who had not reached this total transaction volume between September 1, 2018, and August 31, 2019, were still eligible to win this award if they had closed at least 20 transaction sides within the period.

In determining the 2019 award honorees, Lake Homes Realty defined total transaction volume as the combined sales price of each transaction, independent of the number of sides an agent represented.

“Put another way, if you were to add up the final price at which each property sold in the last 12 months, whether agents represented a single side or both sides, you would reach the agent’s total transaction volume,” explained brokerage CEO Glenn S. Phillips.

Referral transactions were not taken into consideration when calculating total transaction volume.

2019 Lake Homes Realty Summit

The 2019 Lake Homes Realty Summit took place October 15 – 17 in Hoover, AL, at the Embassy Suites Hotel. Over 150 agents from across the United States participated in the event, making it the largest of its kind in the country. Attendees discussed the professional techniques required to market and sell lake homes and property effectively.

The event opened with remarks from Zane Tarence, Partner, and Managing Director of Founders Advisors. Tarence spoke on defending your business and increasing your talent level through the development of good habits and consistency.

On Wednesday, Glenn S. Phillips, CEO of Lake Homes Realty, opened the event with remarks on motion versus progress. Phillips contended that intense focus is the key to success in any business. By focusing on the essential elements of your business instead of the many mediocre things that usurp your attention, you can realize better results. Phillips then lead a panel on techniques in proper real estate pricing.

Roger Daviston, President of The Daviston Group, was a featured speaker and introduced the topic of establishing boundaries in your professional and personal life. All sales roles and indeed, life in general is about setting and supporting healthy boundaries. Daviston says that humility is the key to establishing boundaries by letting go of your agenda. You must humble yourself and realize that you have the right to say no, which provides you with more time and focus on your personal success.

Mark Griggs, Marketing Director of Lake Homes Realty, lead a panel of agents who provided insight into how each of them establishes boundaries with prospects and leads them to a sale. They discussed specific ways in which they handled difficult situations by setting boundaries while delivering sales.

Griggs then spoke on the marketing puzzle. He established the pieces of the puzzle that will continue to support the rapid growth of Lake Homes Realty. He then outlined the marketing tools his department has developed to increase efficiency and provide agents with more sales time.

Thursday, October 17, began with Glenn S. Phillips interviewing Anoop Mishra, Vice President and Regional Executive of the Birmingham Branch of the Federal Reserve Bank of Atlanta. Mishra told the attendees that we are presently experiencing a strong labor market with good consumer confidence. Points of concern are the recent slow-down in the real estate sector due to a lack of inventory attributable to the rise in construction costs connected to tariffs and a slight downturn in business confidence. There is some hesitancy as well by those with means who are concerned about the length of the current positive economic run. The fed sees no negative signs at this time and is prepared to reduce rates further if needed.

Awards were provided to outstanding agents based on their previous 12-month sales numbers. The Aqua Award is presented to Lake Homes Realty agents who close a minimum of $3.5 million and up to, but not including, $10 million in total transaction volume between September 1, 2018, and August 31, 2019. There was a total of 45 Aqua Award Winners.

The Big Wave Award is presented to Lake Homes Realty agents who closed $10 million or more in total transaction volume between September 1, 2018, and August 31, 2019. There were six winners of this prestigious award.

Emily Carter Morris was awarded the Splash Award. The Splash Award recognizes the top Lake Homes Realty Agent based on a combination of sales and proper business management.

Linda Thach, Digital Marketing Manager of Lake Homes Realty, provided a presentation on three things you should do with your social media to grow your business and three things you should never do.

The event concluded with comments from Glenn S. Phillips summarizing the event and charging the attendees with moving forward armed with new knowledge gained.

Upon reflection on the event, Phillips said, “Our focus for this event was to analyze the state of the industry while looking forward to the factors that we will all face in the coming year. Our agents are experts in the sale of lake-based real estate; our task was to arm them with the necessary economic and market information needed to advise and service our clients effectively. We feel we accomplished that goal with this successful event.”

Making Waves With the Morrisons – A Lake Homes Realty Success Story

In 2018, Tricia and Ric Morrison decided it was time to sell their beloved home on Lake Marion and make a move to nearby Lexington, South Carolina to be closer to their daughter and son-in-law.

The pair began their search for a listing agent where most people do these days, online, and quickly discovered Lake Homes Realty/LakeHomes.com. 

For two months, the Morrisons searched the site’s more than 65,000 properties and read about the company’s nontraditional way of approaching lake real estate by only employing agents who lived, worked and played in their local lake markets.

As Lake Marion residents for many years, Tricia and Ric were well aware that selling a property on the lake was unlike selling an off-lake property in many ways and that working with an agent who was also an area local would provide them a unique advantage to selling their home. 

Ultimately, they enlisted the help of Lake Homes Realty agent Kristie Anderson. 

“I’d sold one of their friend’s condos and was thrilled when they were referred to me,” said Anderson. “The Morrisons’ condo was right on the water, and I was confident we could get it sold in a timely manner and excited to get them closer to their family.” 

Traditionally, lake properties stay on the market for extended periods of time. Much longer than off-lake properties because many of them serve as vacation or second homes. It’s not uncommon for lake listings to be on the market for more than a year in high-priced markets, or be taken off the MLS during the off season. 

The Morrisons’ Lake Marion home sold in 210 days. 

“Kristie has lived in the Lake Marion area all her life and could answer any question our prospective buyers had,” Tricia said. “If it weren’t for her lake-specific expertise, we wouldn’t have had the confidence we did that she was providing accurate and data-supported information to our buyers and us.”

During the process, Kristie connected the Morrisons with Doug Geisler, another Lake Homes Realty agent on Lake Murray, located near Lexington and their daughter. 

“Kristie truly cares for her clients and wants the best for them. We knew Doug would be the same,” Tricia said.

“The first house I showed them was my neighbors’,” remembered Geisler. “It wasn’t a fit for them, but they thought it would be perfect for their daughter and her husband, and pretty soon I was working with Chelsea and Chris, too!”

After looking at a handful of resale properties, Tricia and Ric chose to purchase a new build in the Summer Lake community, which would allow them plenty of time to let Kristie sell their current residence and have their new one constructed. 

Chelsea and Chris however, continued the hunt for their perfect home.

“They had just signed a six-month lease at their current residence, so I thought a new build might be a good option for them to consider,” Geisler said. “As luck would have it, they found a home plan they loved in the same neighborhood as Mom and Dad.”

Doug, Chris, and Chelsea kept their purchase a secret for nearly two months!

“Chelsea and Chris came to visit us to celebrate her birthday, and after we had the cake, she gave us a present to open,” said Tricia. “It was a framed picture of our lot, all graded and ready for our home to be built.”

Chelsea proceeds to give her mother a second picture, which showed off the lot she and her husband had decided to buy. 

“Then a third picture showed both lots together, and their sign said “HI NEIGHBORS,” exclaimed Tricia. “Doug had kept their secret, and helped them in buying the lot next to ours to build their dream home!”

The Morrison’s Lake Marion property and their new build purchase closed just two days apart, and the couple moved into their new home the day after closing on it. 

“Everything worked out so perfectly. Had their home sold any faster, they would have been homeless,” joked Anderson. “I don’t think I’ve ever missed my clients as much as I miss the Morrisons. It was such a joy working with them.”

For the Morrisons, the feeling is mutual. 

“Our Lake Homes Realtors® definitely took away all the stress in the personal and legal aspects of selling and buying our homes,” the Morrison’s said. “They both went above and beyond, and we can’t thank them enough for helping us work out our timeline in selling our lake house and the purchase of our new home.”

Buying The Best Boat For You

Like the lakes that host them, boats come in a variety of shapes, sizes and have many different uses. If you’re asking yourself “What boat should I buy?”, you’ll want to make sure you’re buying the best boat for you and your lifestyle.

While this is by no means a complete list, this essential guide provides an overview of some of the most common crafts you’ll find on lakes across the country.

The Pontoon Boat

Pontoon boats are great for both novice and long-time boaters, and perfect for groups of friends and families. Their large size offers plenty of storage for coolers, floaties, and fishing gear. Most crafts can seat an average of 8 to 10 passengers.

Pontoon boats typically reach top speed at about 20 mph, so they aren’t ideal for tubing or skiing, but they are perfect for the leisurely lake lover.

On average, new pontoon boats sell for between $15,000 to $50,000 based on size, engine, features and build quality. Pontoons range in size from 16 to 30 feet in length.

The Deck Boat

Deck boats are traditionally boxier than your average fishing boat, and unlike many freshwater boats, these vessels have wide, flat bows (rather than pointed ones) often used as additional seating or sunbathing.

Their versatility makes deck boats an attractive option to many lakers and is just right for the daytime cruiser who may want a little bit extra oomph.

Powered by either stern drives or outboard motors, deck boats can just as easily be used for fishing as they can for a long day of water sporting.

Deck boats have an average price of roughly $42,000. They range in size from 18 to 28 feet use stern drives, outboard engines, and even jet propulsion.

The Jon Boat

Jon boats are the most common type of freshwater fishing boat you will find on the lake.

Not only are they available in a wide range of sizes, between 9 and 20 feet, but Jon boats are also among the most affordable boats on the market at $5,400, on average. Jon boats use outboard engines for propulsion.

These vessels have flat bottoms and are typically built out of aluminum; however, fiberglass has recently begun to make its way onto the Jon boat-construction scene.

Primarily used for fishing, Jon boats are also great for trot-lining, duck hunting, and alligator hunting.

The Ski Boat/Wakeboard Boat

As the name implies, these boats are used for recreation rather than leisure.

What sets ski and wakeboard boats apart from other types of activity vessels, like deck boats, is their propulsion systems.

Whereas a deck boat is powered by stern drives or outboard motors, ski and wakeboard boats, also known as “tow boats,” feature inboard engines or jets.

These boats also differ in seating capacity, designed to host three or four passengers at a time.

Tow boats are also more expensive, with an average price of $75,000.

The Bass Boat

You can guess how these boats are used from the name.

Designed with low sides for easy casting and minimal seating, bass boats feature powerful engines and only two seats. Other features include a large, flat bow and a large live well for storing the day’s catch.

Bass boats are not ideal for families or children and aren’t recommended for use as recreational crafts.

While they are great for speeding around on tournament day, these boats do not fair well in rough waters and should be operated by a veteran boater.

The average price of your basic bass boat is about $30,000.

Expansion Continues: Lake Homes Realty Adds New Director of Marketing, Additional Office Space

The growing keeps going at Lake Homes Realty’s corporate offices as the company welcomes Mark Griggs its new Director of Marketing.

To meet the demands of their continued rapid growth, Lake Homes Realty has hired a new Director of Marketing and leased additional office space.

This announcement comes just four months after the nation’s largest lake-focused real estate company announced its expansion into western states.

“We are serious about our growth every year, but are even more focused on accelerating growth this year,” said CEO Glenn S. Phillips. “Hiring Mark was a big step toward achieving that and a testament to our focus on taking our marketing efforts to the next level.”

Prior to joining Lake Homes Realty, Griggs held leadership positions in marketing at Mspark, Summer Classics, Blue Cross and Blue Shield of Alabama and Just for Feet.

He is also a former Associate Publisher of the Birmingham Business Journal and has experience in multiple other publishing companies.

Griggs is an Auburn University graduate with a BA in mass communications, concentrated in public relations.

“I am very excited to join this dynamic national organization! My role here will bring to bear everything I have learned in a 33-year career in omni-channel marketing environments.”

Griggs states his immediate goal is to, “Create an integrated marketing plan to effectively tell our story. This is such a unique company, operating as a hybrid web entity and traditional real estate broker in 26 states on over 2,000 lakes and counting.”

To help achieve these goals, Lake Homes Realty has also leased an additional office space at the corporate headquarters in Hoover’s Southlake Plaza, managed by Barber Companies. Weyman Prater represented Barber Companies in the negotiations.

The brokerage moved its corporate operations to the Southlake location in January 2018. With the addition of even more office space, Lake Homes Realty now occupies 40% of the building.

“Our challenge will be to grow the needed corporate presence quickly enough to support the industry leading growth of our sales operation,” Griggs added.

With additional office space and increasing business demands, the company is also hiring additional staff in brokerage operations, marketing and corporate support.

“Our marketing team has a solid foundation,” Phillips said, “and the time has come to build on that foundation so we can move faster and uphold our position as the nation’s authority on all things lake real estate.”

Top Tiger designations are presented by the Raymond J. Harbert College of Business to Auburn alumni who own, lead or have founded successful companies and entrepreneurial ventures.

“Not only do I live by the Auburn creed, but also the members of our team do, too,” said Phillips who graduated with a computer engineering degree from Auburn. “We all believe in work, hard work, and it’s rewarding to have our success recognized by the University.”

To be eligible to receive a Top Tiger honor, alumni-led companies are evaluated on revenue growth over a minimum of four years.

Last year was the first year Lake Homes Realty was eligible for consideration. Both years the brokerage has been named to the list of award-winners in the medium-sized company class, those honorees whose revenue is between $5 million and $35 million.

Lake Homes Realty is one of three real estate brokerages in the Birmingham area named to the list. Fifty Top Tigers were named nationwide.

Other industries represented include landscaping, architecture, dermatology, digital marketing services, insurance and veterinary medicine.

Honorees were recognized at the 2019 Auburn University Entrepreneurship Summit, held March 28-29.

Client Spotlight: How LakeHomes.com Helps Buyers Find Lake Homes

When Amy Knight-Roberts and her husband Lindsey put their Walnut Hill, Florida, farm on the market, they were unsure of where their next move would take them.

“We looked at a lot of different places, all over,” Knight-Roberts remembered. “We knew we wanted to go somewhere, we just didn’t know where.”

In 2017, after 12 years of searching, the retired veterinarians finally found what they were looking for: a home on Lake Martin.

“I was tired of hurricanes, and tired of the high insurance payments,” explained Knight-Roberts about what sparked the couple’s interest in selling their home of 20 years. “We were ready to downsize. I love the beach, but I can always just rent a beach house.”

The Search

Like many modern buyers, the couple took to the web in to begin their search for lake property.

There are countless online listing sites available to buyers today, all of which compile a wide variety of listings from MLSs across the U. S. to present an all-encompassing view of an area’s real estate, including both multi-tenant and single-family homes.

For those looking specifically for lake property, the biggest player online is Birmingham-based LakeHomes.com, the nation’s largest lake-focused real estate company. Unlike other listing sites, it uses proprietary algorithms to filter out off-lake properties to provide the most comprehensive database of lake listings available.

Knight-Roberts and her husband viewed hundreds of active listings across east-central Alabama’s Lake Mitchell, Lay Lake and Lake Martin, comparing water depths, miles of shoreline, fishing and boating regulations, and various amenities.

“Our friends bought a house on Lake Martin the year before, and we wanted to be able to spend more time with them,” said Knight-Roberts. “Lake Martin also brings us closer to family; my sister lives on Lake Mitchell, and my father lives on Lay Lake.”

The couple searched through pages of online listings to narrow down where exactly they wanted to buy, noting the convenience of being able to view hundreds of homes via the web.

“The listings told us everything we needed to know,” Knight-Roberts said. “There were adequate pictures, and we could see all the different angles of the lakes.”

As a result, the couple was able to rule out Lay Lake and Lake Mitchell, ultimately deciding Lake Martin best suited their aesthetic needs and offered more choices of level lots, a crucial detail for the aging couple.

In addition to the convenience online home shopping provided them, filtering options also benefited the buyers by allowing them to further refine their search results by location and price range.

“We started looking at homes for around $450,000, but most of the houses were fixer-uppers or out of the way [of town],” Knight-Roberts explained.

According to the LakeHomes.com 2018 Winter Lake Market Report, the average home price on Lake Martin is about $580,000 at the time, a little more than $100,000 over the couple’s original budget.

“We ended up looking in the $600,000 range, and we began to see places we were more comfortable with,” said Knight-Roberts.

The Agent

After redefining their budget and choosing the lake on which they would buy, the couple needed to connect with an agent with expert experience selling lake real estate.

Again, the couple turned to the web, where they were connected with Lake Home Realty’s Angela Van Houten, whose expertise made the buying process, as Knight-Roberts deemed it, “an overall pretty great experience.”

“She was nice, and organized, very proactive and with us through each step,” Knight-Roberts said. “Everything just flowed. It was all unusually easy.”

Within three months, the couple made an offer on a home only two houses down from their friends’. Thirty days later, the lake home was theirs.

The Tools

Roger and Bonnie Spear, an architect and retired UAB professor from Birmingham, turned to the internet’s vast inventory of homes two years ago, idly looking for a possible vacation home close to family and their alma mater.

“We had wanted a lake house for many years, and of course it had to be next to Auburn,” recalled Bonnie Spear. “We wanted to go to a place with an infrastructure that was close to amenities, and we kept coming across Lake Martin.”

The couple utilized online map tools, like the one featured on LakeHomes.com, to see how close homes were to the water, how far the bodies of water were from the nearest towns and, perhaps more important to them, how close they were to Auburn.

“The map showed all the different areas of the lake, which allowed us to narrow down the areas we were most interested in,” Spear said. “We ruled out Lake Mitchell and Yates Lake because they just weren’t as developed as Martin.”

Shopping online also allowed the Spears to virtually tour homes on Lake Martin from the convenience of their Birmingham residence. The more comprehensive the database of listings, the more specific the pair could be in their search.

“I had three criteria when we were looking for a house,” Spear explained. “I wanted a beautiful view, very few steps down to the water, and I wanted a screened-in porch, or at least the space to build one.”

Spear noted listing photos allowed she and her husband to see homes they liked from different angles and the views of the lake from different rooms, as well as helped to show how far each property was from the water.

As a result, the couple was able to rule out a number of homes without ever actually visiting them.

Spear commented that working with an agent who knew the lake was “invaluable.”

“Our agent listened to what we wanted, showed us only homes that fit our criteria, and she knew important details about the lake we would have had no other way of knowing if it hadn’t been for her,” Spear said.

Over the course of nine months of active shopping, the couple visited Lake Martin eight times and physically visited barely more than a dozen homes.

They quickly fell in love with one of the first homes they visited, but negotiations on their offer fell through. Ironically, eight months after their first visit, the Spears got a second chance at buying the property.

This time, their offer was accepted.

Six weeks later, years after first searching for property online, Spear and her husband were lake home owners.

“Look a lot and do your research,” Spear advises others who are in the market for a lake home.
