When selling your lake home, it’s important to put yourself in the best position. This means understanding the market, or working with an agent who does. Lake Homes Realty’s CEO, Glenn Phillips gives six pricing secrets for sellers. 

  1. Hot ≠ Stupid: Even though the market is hot, this does not mean buyers will pay crazy, overpriced houses. Start at the right price instead of receiving no offers and having to cut the listing price.  
  2. List $ ≠ Sold $: Comparing your listing price to neighbors’ listing prices will set you up for disappointment. Listing price does not mean the house sold for that price; knowing what homes are selling for is more valuable. 
  3. Local Comps ≠ Lake Market Comps: Buyers could be looking at multiple lakes or even in different states. Working with an agent who understands the entire lake house market will set you up for success.
  4. Pretending ≠ Selling: Include an honest description of the home and make sure you are serious and committed to selling. 
  5. Time = Money: The longer a house is on the market because of a too high listing price, the more money it will cost you. Buyers will believe something may be wrong with the house or are simply unwilling to pay the listing price. 
  6. Start Too High ≠ Best $: Starting too high on your listing price means eventually having to cut that price. This leads buyers into believing you will cut the price further and therefore offer even lower.

Expansion Continues: Lake Homes Realty Adds New Director of Marketing, Additional Office Space

The growing keeps going at Lake Homes Realty’s corporate offices as the company welcomes Mark Griggs its new Director of Marketing.

To meet the demands of their continued rapid growth, Lake Homes Realty has hired a new Director of Marketing and leased additional office space.

This announcement comes just four months after the nation’s largest lake-focused real estate company announced its expansion into western states.

“We are serious about our growth every year, but are even more focused on accelerating growth this year,” said CEO Glenn S. Phillips. “Hiring Mark was a big step toward achieving that and a testament to our focus on taking our marketing efforts to the next level.”

Prior to joining Lake Homes Realty, Griggs held leadership positions in marketing at Mspark, Summer Classics, Blue Cross and Blue Shield of Alabama and Just for Feet.

He is also a former Associate Publisher of the Birmingham Business Journal and has experience in multiple other publishing companies.

Griggs is an Auburn University graduate with a BA in mass communications, concentrated in public relations.

“I am very excited to join this dynamic national organization! My role here will bring to bear everything I have learned in a 33-year career in omni-channel marketing environments.”

Griggs states his immediate goal is to, “Create an integrated marketing plan to effectively tell our story. This is such a unique company, operating as a hybrid web entity and traditional real estate broker in 26 states on over 2,000 lakes and counting.”

To help achieve these goals, Lake Homes Realty has also leased an additional office space at the corporate headquarters in Hoover’s Southlake Plaza, managed by Barber Companies. Weyman Prater represented Barber Companies in the negotiations.

The brokerage moved its corporate operations to the Southlake location in January 2018. With the addition of even more office space, Lake Homes Realty now occupies 40% of the building.

“Our challenge will be to grow the needed corporate presence quickly enough to support the industry leading growth of our sales operation,” Griggs added.

With additional office space and increasing business demands, the company is also hiring additional staff in brokerage operations, marketing and corporate support.

Zesty Baked Catfish

Simple and delicious.

Ingredients:

  • 1 tsp. canola oil
  • 1 tsp. lemon juice
  • 2 catfish fillets (6 oz)
  • 1/2 tsp. dried tarragon
  • 1/2 tsp. dried basil
  • 1 1/2 tsp. paprika
  • 1/2 tsp. pepper
  • 1/4 tsp. salt
  • 1/8 tsp. cayenne pepper
  • Baking pan
  • Basting brush
  • Fork/whisk

Directions:

Preheat your oven to 350 degrees Fahrenheit.

Start by combining your oil and lemon juice. In a separate bowl, mix together your herbs and spices.

Next, brush your fillets with your lemon/oil base, and rub them down with your spice mixture. Be sure both sides of the fish are equally seasoned.

Place your prepared fillets in an un-greased baking pan and bake uncovered for 10 to 15 minutes.

You meal is ready when your fish is soft and flakey.

Garlic smashed brussel sprouts and a garden salad pair nicely with this dish.

Black Bass with Warm Rosemary-Olive Vinaigrette

Impress your guests with this indulgent 30-minute fish recipe.

Ingredients:

  • 2 Tbsp. olive oil
  • 4 black bass fillets (5 oz), skinned and lightly scored (scored meat features several shallow cuts to help with better flavor)
  • Kosher salt
  • 2 cloves thinly sliced garlic
  • Freshly ground black pepper
  • 3 Tbsp. of black olives – oil-cure, pitted and coarsely chopped
  • 1 Tbsp. fresh rosemary
  • 1/2 cup freshly squeezed orange juice
  • 1 small (or 1/2 medium) head of radicchio — leaves torn in to 1 1/2 inch pieces (3 cups)
  • Large, non-stick skillet

Directions:

Heat the olive oil over medium-high heat. As this warms, prepare your fish with salt and pepper.

Cook your fillets with the skins down until they are crisp and golden. This should take about five minutes.

After the skin as been browned, flip your bass and add in your garlic, olives and rosemary leaves. Stir the the mixture occasionally to avoid burning.

After three or so minutes, your fillets should appear opaque.

Slowly add your orange juice to your meal, and swirl it around in the skillet to combine with the other ingredients.

Serve over your radicchio leaves, topped with your warm orange-spice vinaigrette.

Mesquite-Grilled Margarita Pike

Ingredients:

  • 1 Northern pike (3-4 lbs.)
  • 3 Tbsp. olive oil
  • Fresh lime juice
  • 1 “splash” of tequila (appx. 1/8 oz)
  • Garlic powder
  • Chili powder
  • Cumin
  • Fresh cilantro
  • Salt and pepper
  • Red pepper flakes
  • 1 cup, mesquite wood chips

Directions:

First, soak one cup of mesquite wood chips in water. 

While the wood chips soak, coat both sides of your pike fillets with olive oil and a squeeze of fresh lime juice. 

Flip your fillets to expose the fish’s rib cage. Sprinkle this side of your fish with the spices to taste, and drizzle them with your tequila. 

Set your meat aside to marinate for at least one hour before grilling. 

While the fillets marinate, fire up your grill, add in your wet mesquite chips and close the lid to smoke.

After marinating for an hour, place each filet on the grill, ribs facing down. Allow to cook for 2-3 minutes before flipping.

Continue grilling the opposite side for an additional 2-3minutes before serving. 

For a little extra zing to your margarita pike, try topping it off with a homemade mango-tomato salsa!

Lake Homes Realty CEO Glenn S. Phillips has received an Auburn University “Top Tiger” award for the second year in a row.

Top Tiger designations are presented by the Raymond J. Harbert College of Business to Auburn alumni who own, lead or have founded successful companies and entrepreneurial ventures.

“Not only do I live by the Auburn creed, but also the members of our team do, too,” said Phillips who graduated with a computer engineering degree from Auburn. “We all believe in work, hard work, and it’s rewarding to have our success recognized by the University.”

To be eligible to receive a Top Tiger honor, alumni-led companies are evaluated on revenue growth over a minimum of four years.

Last year was the first year Lake Homes Realty was eligible for consideration. Both years the brokerage has been named to the list of award-winners in the medium-sized company class, those honorees whose revenue is between $5 million and $35 million.

Lake Homes Realty is one of three real estate brokerages in the Birmingham area named to the list. Fifty Top Tigers were named nationwide.

Other industries represented include landscaping, architecture, dermatology, digital marketing services, insurance and veterinary medicine.

Honorees were recognized at the 2019 Auburn University Entrepreneurship Summit, held March 28-29.

Client Spotlight: How LakeHomes.com Helps Buyers Find Lake Homes

When Amy Knight-Roberts and her husband Lindsey put their Walnut Hill, Florida, farm on the market, they were unsure of where their next move would take them.

“We looked at a lot of different places, all over,” Knight-Roberts remembered. “We knew we wanted to go somewhere, we just didn’t know where.”

In 2017, after 12 years of searching, the retired veterinarians finally found what they were looking for: a home on Lake Martin.

“I was tired of hurricanes, and tired of the high insurance payments,” explained Knight-Roberts about what sparked the couple’s interest in selling their home of 20 years. “We were ready to downsize. I love the beach, but I can always just rent a beach house.”

The Search

Like many modern buyers, the couple took to the web in to begin their search for lake property.

There are countless online listing sites available to buyers today, all of which compile a wide variety of listings from MLSs across the U. S. to present an all-encompassing view of an area’s real estate, including both multi-tenant and single-family homes.

For those looking specifically for lake property, the biggest player online is Birmingham-based LakeHomes.com, the nation’s largest lake-focused real estate company. Unlike other listing sites, it uses proprietary algorithms to filter out off-lake properties to provide the most comprehensive database of lake listings available.

Knight-Roberts and her husband viewed hundreds of active listings across east-central Alabama’s Lake Mitchell, Lay Lake and Lake Martin, comparing water depths, miles of shoreline, fishing and boating regulations, and various amenities.

“Our friends bought a house on Lake Martin the year before, and we wanted to be able to spend more time with them,” said Knight-Roberts. “Lake Martin also brings us closer to family; my sister lives on Lake Mitchell, and my father lives on Lay Lake.”

The couple searched through pages of online listings to narrow down where exactly they wanted to buy, noting the convenience of being able to view hundreds of homes via the web.

“The listings told us everything we needed to know,” Knight-Roberts said. “There were adequate pictures, and we could see all the different angles of the lakes.”

As a result, the couple was able to rule out Lay Lake and Lake Mitchell, ultimately deciding Lake Martin best suited their aesthetic needs and offered more choices of level lots, a crucial detail for the aging couple.

In addition to the convenience online home shopping provided them, filtering options also benefited the buyers by allowing them to further refine their search results by location and price range.

“We started looking at homes for around $450,000, but most of the houses were fixer-uppers or out of the way [of town],” Knight-Roberts explained.

According to the LakeHomes.com 2018 Winter Lake Market Report, the average home price on Lake Martin is about $580,000 at the time, a little more than $100,000 over the couple’s original budget.

“We ended up looking in the $600,000 range, and we began to see places we were more comfortable with,” said Knight-Roberts.

The Agent

After redefining their budget and choosing the lake on which they would buy, the couple needed to connect with an agent with expert experience selling lake real estate.

Again, the couple turned to the web, where they were connected with Lake Home Realty’s Angela Van Houten, whose expertise made the buying process, as Knight-Roberts deemed it, “an overall pretty great experience.”

“She was nice, and organized, very proactive and with us through each step,” Knight-Roberts said. “Everything just flowed. It was all unusually easy.”

Within three months, the couple made an offer on a home only two houses down from their friends’. Thirty days later, the lake home was theirs.

The Tools

Roger and Bonnie Spear, an architect and retired UAB professor from Birmingham, turned to the internet’s vast inventory of homes two years ago, idly looking for a possible vacation home close to family and their alma mater.

“We had wanted a lake house for many years, and of course it had to be next to Auburn,” recalled Bonnie Spear. “We wanted to go to a place with an infrastructure that was close to amenities, and we kept coming across Lake Martin.”

The couple utilized online map tools, like the one featured on LakeHomes.com, to see how close homes were to the water, how far the bodies of water were from the nearest towns and, perhaps more important to them, how close they were to Auburn.

“The map showed all the different areas of the lake, which allowed us to narrow down the areas we were most interested in,” Spear said. “We ruled out Lake Mitchell and Yates Lake because they just weren’t as developed as Martin.”

Shopping online also allowed the Spears to virtually tour homes on Lake Martin from the convenience of their Birmingham residence. The more comprehensive the database of listings, the more specific the pair could be in their search.

“I had three criteria when we were looking for a house,” Spear explained. “I wanted a beautiful view, very few steps down to the water, and I wanted a screened-in porch, or at least the space to build one.”

Spear noted listing photos allowed she and her husband to see homes they liked from different angles and the views of the lake from different rooms, as well as helped to show how far each property was from the water.

As a result, the couple was able to rule out a number of homes without ever actually visiting them.

Local Expertise

Spear commented that working with an agent who knew the lake was “invaluable.”

“Our agent listened to what we wanted, showed us only homes that fit our criteria, and she knew important details about the lake we would have had no other way of knowing if it hadn’t been for her,” Spear said.

Over the course of nine months of active shopping, the couple visited Lake Martin eight times and physically visited barely more than a dozen homes.

They quickly fell in love with one of the first homes they visited, but negotiations on their offer fell through. Ironically, eight months after their first visit, the Spears got a second chance at buying the property.

This time, their offer was accepted.

Six weeks later, years after first searching for property online, Spear and her husband were lake home owners.

“Look a lot and do your research,” Spear advises others who are in the market for a lake home.

Company Growth: Lake Homes Realty Now Working from Top to Bottom of U.S.

Lake Homes Realty is now operating in Maine, Florida and Michigan, bringing the company’s market footprint into 18 states!

“Entering these states has been a milestone of Lake Homes Realty,” said company CEO Glenn S. Phillips. “This is really an exciting time for our brokerage.”

This expansion is driven by the Inc. 5000 company’s aspirations for opening operations in 10 new states within the year, a goal that was announced at Lake Homes Realty’s 2017 annual Agent Summit.

Successful People Think Outside the Box: Sell The Experience

The old joke goes:

In New York, a guy walks into a bank. He tells the loan officer that he needs to borrow $5000 because he is going to Europe for two weeks. The loan officer says the bank will need collateral for the loan.

The guy hands him the keys and the title papers to his new Ferrari, which is parked in front of the bank.

Obviously, a $250,000 Ferrari is more than enough collateral, so the loan officer gives the man $5000.

He leaves, and the loan officer drives the Ferrari into the bank’s underground parking garage and parks it.

think outside the box

Over the next few days, the big joke among the bank employees is all about the foolish man that put up $250,000 collateral for a measly $5000 loan. But, two weeks later, the guy returns from his trip and repays his loan – plus $26.92 in interest.

The loan officer says to the guy, “I want to thank you for your business, but I’m curious. While you were away, I checked and found out you are a multimillionaire. I don’t understand why you bothered to borrow $5000 when you have so much money.”

The guy replies, “Where else in New York can I park my Ferrari for $2.00/day and expect it to be there when I return?”

Being boxed in is limiting. There’s the space inside the box and ALL the rest. In addition to its limitations, the space inside the box is VERY crowded.

Many entities doing many of the same things means no one stands apart from the rest. Real estate brokerages who all follow the same business model, use the same tools and sell the same things overwhelm the industry. They’re just more blue M&Ms in a box full of blue M&Ms. You get the picture.

Successful people continually think outside the box. Whether in marketing or customer relations, setting yourself apart from those who are thinking inside the box is crucial to realizing business goals.

Bill Gates didn’t sell computers. He sold the experience of having personal computing power in every home.

Apple doesn’t sell tech toys. They sell cool ways to connect with the world.

Amazon doesn’t sell stuff. They sell the ability to quickly and conveniently find what you’re looking for.

9 Amazing Restaurants Near Southern Lakes

In our journeys across the South visiting lakes and lake real estate agents in various states, one of the highlights of our travel is the opportunity to try local restaurants.

These can be upscale establishments or tiny, “hole-in-the-wall” joints. We find these through online reviews and by asking the local real estate agents where they love to eat.

Just to clarify, we do not limit ourselves to restaurants located at the lake. These are actually in nearby towns, places you can easily visit while staying at a lake home.

While there are many we enjoyed in our travel, in no particular order (because, how can we possible pick!), here are nine of our new favorite restaurants we found near lakes this year!

Aubri Lane’s, Milledgeville, GA (near Lake Sinclair) – In a very old downtown bank, the old safe is now a wine cellar. The bartenders have a great selection of interesting bourbons and wines. The seafood was our favorite, but we’ve never had a dish we didn’t love!

Goin’ Coastal, Canton, GA (near Lake Arrowhead) – Despite being inland, this could very well be the best seafood restaurant we’ve visited. Ever. The staff is engaging and their bar has great wines and an eclectic bourbon selection. What else can we say except, “When can we go back?!”

Yellow Fin, Gainesvlle, GA (near Lake Sidney Lanier) – Just off the old town square, this restaurant is both cool and delicious. Fun staff, great selection of hard-to-find gin and tequila, and regular specials that are always a home-run hit!

Greenwood, SC (near Lake Greenwood) – A tiny place that you’d hardly notice driving by, they have an incredible and abundance of dishes with a very cool international flavor. I understand they have even catered for the Food Network. This is our have-to-go-back place in Greenwood!

J. Peters, Lavonia, GA and Seneca, SC (near Lake Hartwell and Lake Keowee, respectively) – Doris believes the J. Peters salad is the top salad in the universe. If we are near Hartwell or Keowee, we’ll be at J. Peters.

Off the Square, Albemarle, NC (near Lake Tillery) – We were in between meals when we stopped for a meeting and had pie while we waited. If dinner is even half as good as that pie, it gets an A+. Just amazing. And while we were there mid-afternoon, the service was friendly and helpful!

Epic Chophouse, Mooresville, NC (near Lake Norman) – This old building has three centuries of elevators (no, we didn’t get to ride any of them), fantastic steak, engaging staff, and an upscale but relaxed experience.

211 Main Street Restaurant and Bakery, Lavonia, GA (near Lake Hartwell) – The sandwiches we had for lunch were fantastic and the tables all had fresh flowers. As we ate, Doris said, “EVERYONE here is getting dessert.” And they were. I mean everyone. And although we rarely get desert, we got a slice of heaven they call pie. Run by a friendly Mennonite family, their pie alone is worthy of a road trip!

Harry’s Grill and Tavern, Charlotte, NC (near Lake Wylie) – This cool place has a huge, very social bar in addition to a lower dinning room. It is in a recently developed community but had a neighborhood feel. Very helpful and fun staff, great dishes, including several from diners near us that we plan to try next time.

I know this has not covered all the great places we dined, but you cannot go wrong with any of these great restaurants. Our travels will continue next year as Lake Homes Realty continues to grow. We can’t wait to find new places to experience local culinary hospitality!
