The majority of pasture is native grasses which have held their yield even through a dry summer. A set of pens are located near the main entrance for convenience and the perimeter fencing is in good condition.
Two ponds provide ample water. The larger pond is a generous 1.7 acre reservoir with a clean exterior making access for livestock or recreation trouble free. The second small pond in nestled into a timber nook and provides seclusion for wildlife. Just enough timber provides cover for wildlife and deer frequent this area. The northern clusters also provide a natural barrier to Highway 10. A wet weather creek transverses from east to west. There is one oil/gas well on the SE edge of the property however no tank battery is on site and minerals convey !
Historically used for running cattle, recent development in the area include new-build homes as can be seen in the distance on several of the drone pictures. Rural water and electricity at property edge along Highway 10.
