The Lake access is shared and you will have the option to join the Lake Champlain Islands Property Owners Association which is located at 16 Lakeshore Blvd, and is included for the one-time fee of $500.00 and the yearly fee of $100.00 as of 2024. The association offers access to a beach, and a private boat launch and club house, should you choose to join, all less than one mile away. Clipper Road provides deeded access and is privately owned. The owner states there is a road fee at this time of $250.00 annually. This is Lot 4 which adjoins Lot 5.
