Live creek, runs year round, it has for the last 40 years plus. US forestry fish hatchery on the other side of creek has given lots of privacy over the last 30 years plus. Nothing but trees visible behind the house. Lots of perch, bass, carps and catfish right behind the house. Many Texas Hill Country wild life including fox, deer and a Bird watchers paradise. There are big Barn Owl, hawks, herons and many many small breed birds. Kids & Grandkids swim and play in the creek behind the house. Two POA parks on the river also great for swimming & boating. Inks Lake State Park is only 3 mi. away and has great swimming (cliff jumping) for the older kids. One of the POA parks has a boat ramp into Lake LBJ. House is on private well water. Community water is available at the road. Shoals Pkwy is a paved county road and is maintained by the county. The house is not in the 100 yr. flood plain however, one corner of the foundation is. The house is in the 500 yr. flood plain.
