The sellers are prepared to keep cabins 35 and 37 and rent them during 2023 with the plan to sell them in October of 2023. If they can find a property into which to defer capital gains by doing a 1031 exchange at no cost or liability to the purchaser, they might consider selling them before then. The contract would need to be contingent on the sellers finding a property which they like and going under contract on it with a simultaneous date of closing. If that happens, any rental reservations taken by that time would need to be honored. Sellers will collect a fee of 40% for those rentals and will check the guests in and out, take care of any issues which arise, and the cleaning.
