The Minneapolis and St. Paul metro area isn't just growing to other parts of Minnesota - it is also heading into the St. Croix River towns of Prescott, River Falls, St. Croix Falls, Osceola and Hudson. Other Wisconsin communities like New Richmond, Balsam Lake and Amery are a few miles further in the state, but have become attractive to Twin Cities professionals who want to be away from suburbia. Many of the lakefront homes throughout this area are year-round properties, so these transplants are very involved in the local schools and activities.
As you travel a little further into Wisconsin to towns like Luck, Siren, Spooner, Hayward, Turtle Lake, Rice Lake and Cumberland, most of the lakeshore real estate is made up of a mixture of rustic cabins and extravagant log weekend retreats. There are locals who live in these areas year-round, but much of the money flows in from metro area residents eager to own a piece of lakeshore in this pristine area of the state. Many of the lakes have nice sand beaches, crystal clear waters, and are surrounded by towering pines.
Waterfront real estate prices throughout this region vary widely. You can still purchase very affordable lakefront cabins and lots on many of the smaller lakes. The larger lakes toward Hayward have become more like Brainerd, with extravagant structures, so the prices there tend be more for the big money players.
There has also been a trend to purchase hobby farms and larger tracts of acreage by Twin Cities residents who want a little bit of space. Scenic rolling hills, winding country roads, and picturesque old barns create a Vermont-like aura that brings solitude to today's busy lifestyles.
