The Two Real Reasons Why (and How to Avoid Them)"},"content":{"rendered":"\n<p>Every real estate market, in any economy, has a number of homeowners dismayed about their home not&nbsp;selling.  These houses&nbsp;just sit on the market. They become stale inventory, frustrating the home seller, real estate agents, and even buyers (yes, buyers). <\/p>\n\n\n\n<p>Over the last three years, I&#8217;ve had the very unique opportunity to travel to a number of states and&nbsp;have <strong>multi-hour, face-to-face conversations about local real estate<\/strong> markets with <strong>scores of real estate agents<\/strong>. Some work with our brokerage,&nbsp;many with other brokerages.<\/p>\n\n\n\n<p>These agents may work in urban, suburban, or rural markets.&nbsp;A lot of these agents work in my niche of real estate: lake homes and land. However, I have also spent a very significant&nbsp;time with&nbsp;agents who focus on typical primary residential homes.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-the-two-reasons-for-nbsp-a-home-not-selling\"><strong>The Two Reasons for&nbsp;a Home Not Selling<\/strong><\/h2>\n\n\n\n<p>One topic I find interesting to discuss is the&nbsp;number of homes&nbsp;listed for sale for long periods of time, longer than should be expected. What&nbsp;factors lead to a&nbsp;home not selling? Here is something I&#8217;ve learned, something that is very consistent across every market.<\/p>\n\n\n\n<p>There are <strong>ONLY two reasons<\/strong> for a home not selling&nbsp;in a reasonable amount of&nbsp;time.&nbsp;Only two. Either:<\/p>\n\n\n\n<p><strong>1. The home lacks proper market exposure<\/strong> and\/or <\/p>\n\n\n\n<p><strong>2. The home is not priced appropriately<\/strong>.<\/p>\n\n\n\n<p>That&#8217;s it. Every other issue will fall as a subset of one of these two reasons.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-lack-of-proper-market-exposure\"><strong>Lack of Proper Market Exposure<\/strong><\/h2>\n\n\n\n<p>One reason&nbsp;for a home not selling&nbsp;is it has not been marketed correctly. The homeowner and their agent <strong>are trying to sell a secret<\/strong>! If the potential buyers of this property don&#8217;t know it exists, the price is irrelevant. You can&#8217;t even give away something if no one knows about it.<\/p>\n\n\n\n<p>By &#8220;not marketed correctly,&#8221; I don&#8217;t necessarily mean not marketed at all. The home <strong>must be marketed to THE RIGHT prospective buyers<\/strong>.<\/p>\n\n\n\n<p>For instance, a &#8220;For Sale&#8221; sign in the yard may look great but the neighbors and their friends are rarely&nbsp;going to buy that home. How do you reach the buyer who is somewhere else than around the corner?<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"685\" height=\"457\" src=\"https:\/\/lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/b57cb3fe060b4e365f4756e99b2b4287w-c227072xd-w685_h860_q80-1.jpg\" alt=\"For sale or for rent maybe\" class=\"wp-image-12074\" srcset=\"https:\/\/www.lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/b57cb3fe060b4e365f4756e99b2b4287w-c227072xd-w685_h860_q80-1.jpg 685w, https:\/\/www.lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/b57cb3fe060b4e365f4756e99b2b4287w-c227072xd-w685_h860_q80-1-300x200.jpg 300w\" sizes=\"auto, (max-width: 685px) 100vw, 685px\" \/><\/figure>\n\n\n\n<p>Lack of precision marketing&nbsp;is one of several reasons&nbsp;why For-Sale-By-Owner homes are typically much slower to sell. These homes may not be on the local MLS (Multiple Listing Service) which feeds a host of real estate websites. Even if the home is listed in the MLS,&nbsp; there may not be enough other marketing efforts to <strong>break&nbsp;through<\/strong> the thousands of homes typically for sale in each market.<\/p>\n\n\n\n<p>While in a few markets an open house may be a viable marketing tool, this typically makes the seller feel&nbsp;happy but<strong> often does little to find the right buyers<\/strong>. The same can be said about much of the local print advertising.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-what-creates-proper-market-exposure\"><strong>What Creates Proper Market Exposure<\/strong><\/h2>\n\n\n\n<p>The most productive marketing in today&#8217;s world of real estate is online marketing <strong>coupled with<\/strong> strong&nbsp;agent presence. By online, I&#8217;m not limiting this to a Multiple Listing Service and websites like <a href=\"http:\/\/www.zillow.com\" target=\"_blank\" rel=\"noreferrer noopener\">Zillow<\/a> and <a href=\"http:\/\/www.realtor.com\" target=\"_blank\" rel=\"noreferrer noopener\">Realtor.com<\/a>.<\/p>\n\n\n\n<p>I&#8217;m talking about<strong> very focused marketing<\/strong> for homes <strong>directed at the correct potential buyers<\/strong>.<\/p>\n\n\n\n<p>This targeted marketing uses an&nbsp;understanding of&nbsp;the <strong>age, financial status and motivation&nbsp;<\/strong>of the right buyers for each particular home.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1017\" height=\"676\" src=\"https:\/\/lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/hand-holding-mobile-device-browsing-app-to-buy-a-house-real-estate_t20_b8QApP.jpg\" alt=\"Zillow on iPhone mobile device\" class=\"wp-image-12068\" srcset=\"https:\/\/www.lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/hand-holding-mobile-device-browsing-app-to-buy-a-house-real-estate_t20_b8QApP.jpg 1017w, https:\/\/www.lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/hand-holding-mobile-device-browsing-app-to-buy-a-house-real-estate_t20_b8QApP-300x199.jpg 300w, https:\/\/www.lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/hand-holding-mobile-device-browsing-app-to-buy-a-house-real-estate_t20_b8QApP-768x510.jpg 768w\" sizes=\"auto, (max-width: 1017px) 100vw, 1017px\" \/><\/figure>\n\n\n\n<p>Highly targeted online marketing can include specialty websites, targeted online ads, and targeted and boosted&nbsp;social media engagement. And these are rarely free, even if it is just the significant time required&nbsp;to present the home and community correctly to the targeted buyer population.<\/p>\n\n\n\n<p>Want to sell a home? First, <strong>make sure&nbsp;the most likely buyers can easily learn about it<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-home-is-not-priced-appropriately\"><strong>Home is Not Priced Appropriately<\/strong><\/h2>\n\n\n\n<p>When I say a home is not priced appropriately, I don&#8217;t necessarily mean that it must be the lowest price in its local market. (Although rare, I&#8217;ve seen instances were even underpricing created problems. But that is a story for another day).<\/p>\n\n\n\n<p>Instead, <strong>an appropriately priced home<\/strong> will be seen as reasonably priced&nbsp;<strong>when all other factors are considered<\/strong>.<\/p>\n\n\n\n<p>Those factors include house condition, neighborhood, school system, local real estate market conditions, location, lot size, traffic, next-door neighbors, house age, nearby culture\/restaurants\/shopping\/parks, historical significance, public services and a host of other items.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"680\" src=\"https:\/\/lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/concept-money-keys-buy-dollar-property-cash-real-estate-credit-tax-success-economy-earn-wealth-taxes_t20_WQ4ABm-1-1024x680.jpg\" alt=\"Person holding set of keys with dollars and change next to figurine of house\" class=\"wp-image-12070\" srcset=\"https:\/\/www.lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/concept-money-keys-buy-dollar-property-cash-real-estate-credit-tax-success-economy-earn-wealth-taxes_t20_WQ4ABm-1-1024x680.jpg 1024w, https:\/\/www.lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/concept-money-keys-buy-dollar-property-cash-real-estate-credit-tax-success-economy-earn-wealth-taxes_t20_WQ4ABm-1-300x199.jpg 300w, https:\/\/www.lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/concept-money-keys-buy-dollar-property-cash-real-estate-credit-tax-success-economy-earn-wealth-taxes_t20_WQ4ABm-1-768x510.jpg 768w, https:\/\/www.lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/concept-money-keys-buy-dollar-property-cash-real-estate-credit-tax-success-economy-earn-wealth-taxes_t20_WQ4ABm-1.jpg 1054w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<p>If there are problems with the home, smart pricing can overcome those issues. No matter how bad the issues are with a home, pricing can still make the home appealing to someone.<\/p>\n\n\n\n<p>Let&#8217;s consider a home for sale with reasonable market exposure.<\/p>\n\n\n\n<p>If that home has been on the market for a period&nbsp;as short as&nbsp;two weeks without much buyer interest, the market is speaking. No, correction&#8230; the market IS YELLING!&nbsp;The market is<strong> letting&nbsp;the&nbsp;seller know the home&nbsp;is not appropriately priced. <\/strong>Period.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-buyers-understand-prices-better-than-most-sellers\"><strong>Buyers Understand Prices (Better than Most Sellers)<\/strong><\/h2>\n\n\n\n<p><strong>Today&#8217;s buyers are savvy.<\/strong> They research online, they watch home prices, and they know an overpriced home quickly.&nbsp;You WILL NOT fool these buyers into&nbsp;even&nbsp;touring&nbsp;a significantly overpriced home.&nbsp;Their time is valuable and house hunting starts at home (or, admit it, at work) on the Internet.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"684\" src=\"https:\/\/lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/woman-using-laptop-in-coffee-shop-with-lens-flare-rainbow-computer-typing-keyboard-close-up-closeup_t20_eoOWm2-1024x684.jpg\" alt=\"Woman using laptop to look up real estate\" class=\"wp-image-12071\" srcset=\"https:\/\/www.lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/woman-using-laptop-in-coffee-shop-with-lens-flare-rainbow-computer-typing-keyboard-close-up-closeup_t20_eoOWm2-1024x684.jpg 1024w, https:\/\/www.lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/woman-using-laptop-in-coffee-shop-with-lens-flare-rainbow-computer-typing-keyboard-close-up-closeup_t20_eoOWm2-300x200.jpg 300w, https:\/\/www.lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/woman-using-laptop-in-coffee-shop-with-lens-flare-rainbow-computer-typing-keyboard-close-up-closeup_t20_eoOWm2-768x513.jpg 768w, https:\/\/www.lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/woman-using-laptop-in-coffee-shop-with-lens-flare-rainbow-computer-typing-keyboard-close-up-closeup_t20_eoOWm2.jpg 1050w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<p><strong>Even if you do fool buyers<\/strong> into coming to see an overpriced home with careful photography and crafty descriptions, if the home is much less than the buyers expect, <strong>you will piss them off for wasting their time<\/strong>. They will feel deceived and likely never make an offer.<\/p>\n\n\n\n<p>Buyers are often much better than sellers at understanding the reality of homes not selling. When setting the price of a home, the smart seller will work hard to<strong> think like the informed buyers<\/strong>, avoiding the emotional (and false) price justifications.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-the-danger-nbsp-of-starting-high-then-cutting-the-price\"><strong>The Danger&nbsp;of Starting High then Cutting the Price<\/strong><\/h2>\n\n\n\n<p>A home seen as overpriced will be left&nbsp;by buyers&nbsp;to soften&#8230; or rot<em>.<\/em><\/p>\n\n\n\n<p>Even if price drops begin, this signals to the home buyers&nbsp;they can continue to wait.&nbsp;They know more price drops will be coming (<em>even when the seller has not realized it yet<\/em>).<\/p>\n\n\n\n<p>As more time passes, even with price cuts, the home now develops a compounding problem. <strong><em>&#8220;What&#8217;s wrong with it? Why has it been on the market for so long?&#8221;<\/em><\/strong><\/p>\n\n\n\n<p>A high number of &#8220;Days on Market&#8221; can lead even newly interested buyers to avoid the home, regardless of price, out of doubt or fear of an unknown issue.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"684\" src=\"https:\/\/lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/house-forsale-reduced.jpg\" alt=\"home not selling price reduced home sign\" class=\"wp-image-12075\" srcset=\"https:\/\/www.lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/house-forsale-reduced.jpg 1024w, https:\/\/www.lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/house-forsale-reduced-300x200.jpg 300w, https:\/\/www.lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/house-forsale-reduced-768x513.jpg 768w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<p><strong>Repeated price cuts<\/strong> also suggests to&nbsp;buyers that the seller is willing &#8220;to make a deal.&#8221;&nbsp;So when&nbsp;buyers finally do decide to make an offer, they will often make a very low offer, <em>genuinely expecting<\/em> the seller to continue price cutting.<\/p>\n\n\n\n<p>Over time, multiple&nbsp;price drops signal that price cuts are (finally) acceptable to the seller, so buyers will expect another big price cut before they buy.&nbsp;<strong>And the seller has themselves to blame<\/strong> for the home not selling, as they repeatedly&nbsp;helped train the buyers to think this way.<\/p>\n\n\n\n<p>Even in markets with a large number&nbsp;homes that are&nbsp;not selling, many buyers can <strong>and will<\/strong> wait until the market prices adjust&nbsp;downward.<\/p>\n\n\n\n<p>Sellers who believe they are smarter than the market (that is, smarter than&nbsp;the buyers) often win the &#8220;prize&#8221; of keeping their house (and its associated expenses) for even longer.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-how-to-get-a-home-sold\"><a href=\"https:\/\/lakehomes.com\/info\/wp-content\/uploads\/2016\/09\/sold_sign-e1472852425650.jpg\"><\/a><strong>How To Get a Home Sold<\/strong><\/h2>\n\n\n\n<p>There are many factors that can help sell a house quickly and for a satisfactory price.<\/p>\n\n\n\n<p>The key is that, when all things are considered,&nbsp;the home&nbsp;is <strong>directly&nbsp;marketed to the correct potential buyers<\/strong> and the <strong>price makes this house&nbsp;one of the best values<\/strong> in that neighborhood.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"683\" src=\"https:\/\/lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/real-estate-accommodation-house-buy-house-house-savings-property-investment-money-concept-home-buy_t20_b63JAB-1024x683.jpg\" alt=\"Saving up money to buy a lake house\" class=\"wp-image-12072\" srcset=\"https:\/\/www.lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/real-estate-accommodation-house-buy-house-house-savings-property-investment-money-concept-home-buy_t20_b63JAB-1024x683.jpg 1024w, https:\/\/www.lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/real-estate-accommodation-house-buy-house-house-savings-property-investment-money-concept-home-buy_t20_b63JAB-300x200.jpg 300w, https:\/\/www.lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/real-estate-accommodation-house-buy-house-house-savings-property-investment-money-concept-home-buy_t20_b63JAB-768x512.jpg 768w, https:\/\/www.lakehomes.com\/info\/wp-content\/uploads\/2020\/02\/real-estate-accommodation-house-buy-house-house-savings-property-investment-money-concept-home-buy_t20_b63JAB.jpg 1056w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<p>If you <a href=\"https:\/\/lakehomes.com\/info\/articles-and-news\/5-qualities-to-look-for-when-choosing-a-real-estate-agent\" target=\"_blank\" rel=\"noreferrer noopener\">use a real estate agent<\/a>, don&#8217;t just pick a friend or a friend-of-a-friend. Evaluate them. Find out how they really will market the home. See if they know who the likely buyer will be AND how to reach them. Your agent <strong>should have a process, a success history, and be able to communicate all of this very clearly<\/strong>.<\/p>\n\n\n\n<p><strong>Forget the emotional &#8220;logic&#8221; of house pricing<\/strong>. Use current market data about SOLD homes (not list prices) to set a price the buyer will believe is reasonable.<\/p>\n\n\n\n<p>Want a higher price for your home? Then do&nbsp;<a href=\"https:\/\/lakehomes.com\/info\/articles-and-news\/8-diy-projects-can-increase-value-lake-home\" target=\"_blank\" rel=\"noreferrer noopener\">real improvements<\/a> to&nbsp;<strong>increase the real and perceived value<\/strong>. Make sure the home and yard is in great condition, clean, well-staged, smells great, and feels bright.&nbsp;Be sure the right buyers know all&nbsp;this through accurate and truthful marketing. Hire an agent who can target market and is up-to-date on marketing techniques.<\/p>\n\n\n\n<p>Even when done right, finding a home buyer for your home can take some time.&nbsp;<strong>Increase the odds of a timely sale<\/strong> by pricing appropriately and marketing directly to the right buyers.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-greater-challenges-when-nbsp-selling-a-lake-home\"><strong>Greater Challenges when&nbsp;Selling a Lake Home<\/strong><\/h2>\n\n\n\n<p>Niche property, such as lake real estate, can make the market exposure and pricing challenges become even more obvious. The buyers for such property are <strong>rarely local<\/strong>, so exposure to the right buyers in other cities and states is critical.<\/p>\n\n\n\n<p>Furthermore,&nbsp;lake home and land&nbsp;values vary more than in typical residential real estate markets.
