Lakes are enjoyed for their natural beauty and recreational opportunities, but lakes can also be a hotbed for festivity and revelry. From California to Alabama, every state has its own party lake with unique events, cultures, and atmospheres. Lake of the Ozarks

Nestled in the corner of the Gravois Arm of the lake, Party Cove, officially named Anderson Hollow, is known for its wild boat parties and festive atmosphere — what the New York Times called a “permanent floating bacchanal.” People anchor their boats together, creating a floating party with music and dancing, and the area can see thousands of vessels on weekends in the summer. It’s a unique experience that has become an iconic part of the Lake of the Ozarks party scene.

The main party area off the water is at the Bagnell Dam Strip, a lively neighborhood packed with bars, restaurants, and clubs. This strip offers a variety of entertainment options, from live music and DJs to karaoke and dancing. It’s a popular gathering place for locals and tourists alike.

Lake Travis

With several coves and islands, Lake Travis, outside Austin, Texas, is considered the original party lake by many Americans. To get to Devil’s Cove, visitors will have to pass through Marshall’s Point, but the echoes of a musical flotilla welcome partygoers deeper down the inlet. Here you’ll find a large tie-up with pontoon boats, slides, floats, and booming speakers. Starnes Island, also known as Monkey Island or Snake Island, is another popular spot on the lake where boaters drop anchor on the shore to enjoy activities in the water, on the boat, and the island.

Like a mirage, Sometimes Island is an islet that comes and goes. The Colorado River ran through a flood-prone basin that threatened the local population, so the Lower Colorado River Authority constructed Mansfield Dam to prevent flash floods and provide drinking water. When water levels are low enough, you can still spy the peak of this hill lost to time.

Contributing to its partying history, Aquapalooza was first hosted on Lake Travis in 2006. The inaugural Aquapalooza event at Lake Travis was a success, attracting a crowd of boaters and music lovers. Over the years, Aquapalooza has grown in scale, featuring larger stages, renowned musical acts, and a broad range of activities. It has become one of the premier on-water concert events in the United States, drawing thousands of attendees.

Lake Tahoe

Split between coastal California and the deserts of Nevada, Lake Tahoe is an oasis for locals and visitors. The foremost party lake of America’s West boasts endless opportunities and is only a short drive from Carson City, Reno, and Sacramento. While the mountains have breathtaking daytime hiking trails, the casinos and clubs at their base invite midnight escapades.

A new lake real estate report from the country’s largest lake-focused brokerage show listing prices in Alabama are up over summer 2022. “The new Lake Real Estate Market Report from Lake Homes Realty shows Alabama’s total market at $1.46 billion, up from $1.20 billion in the summer of 2022,” said Tyler Whitten, a new agent with Lake Homes Realty, who focuses on Lake Martin in Alabama.  Lake Homes Realty operates in 34 states across the country.

“The new quarterly lake real estate report from Lakehomes.com shows Lake Martin to be the second largest market in the state of Alabama,” said Whitten. “The specialized website just showcases properties that are lakefront, have a lake view or lake access so we can help clients from across the country search for dream lake properties.” As of June 16, 2023, Lake Martin has 297 lake area properties listed, ranging from a $6,000 lot to an $8.5 million lake home. “Sixty-six of the properties were listed for over $1 million,” said Whitten.

The average home price for listings around Lake Martin is $1.09 million, according to the Lake Market Real Estate Report. The average lot price is $293,246 for the 144 lake area lots currently listed. 

“Boating is extremely popular on Lake Martin, as are its related activities, waterskiing, tubing, and in recent years, its fishing tournaments,” said Whitten.  “With 44,000 acres of pristine water and 700 miles of shoreline, Lake Martin can be found between Birmingham, Montgomery, Columbus, and Atlanta,” said Whitten. Lake Martin appeals to lake home searchers from across the country as it remains at the Top-5 of Lake Home Realty’s Annual ‘Hot Lakes’ list. Among the hundreds of people searching the lake homes and lots on Lake Martin in May 2023, the top Metro area looking on LakeHomes.com was Atlanta, Georgia, followed by Chicago and Dallas, Texas.  “ The national reach offered by LakeHomes.com works really well with my local expertise along Lake Martin and the surrounding area,” said Whitten.  One in 37 American adults look at LakeHomes.com each year.

Lake Martin boasted the first, third, fifth through eighth and tenth most expensive Alabama lake homes on the market.

Logan Martin Lake and Lake Tuscaloosa completed the lists of ranked homes.

Price Ranges and Features

Lake Martin’s number one, most expensive property was listed at $5.75 million. This lake home features two pools, two kitchens and one-thousand feet of shoreline.

Ringing in at number two was a $5.2 million home on Lake Tuscaloosa. With a total of 21 rooms, 3.4 acres, a pool, hot tub and 450 feet of shoreline this home is fun for all.

The prices range between $3 and $4 million until dropping to $2.3 million at number five on the list of most expensive Alabama lake homes on the market.

Logan Martin Lake had a $2 million listing with seven bedrooms and six baths that is currently being used as a bed-n-breakfast and wedding venue.

UT’s Neyland Stadium is located 30 minutes from Fort Loudoun Lake and sits directly on the shores of the Tennessee River.

With almost 400 miles of shoreline, there is a lake property to match anyone’s needs, and if there is not, you can even look for a houseboat to live directly on the water!

UT fans take tailgating  to a whole new level, so much so that it has spawned its own title, known as “sailgating.”

Higher Water Levels for Lake Martin, AL!

Great news for those living on (or looking at houses on) Lake Martin near Dadeville, AL, as Alabama Power has announced higher water levels for the lake!

The announcement came from Alabama Power on Thursday, April 2nd with findings from the Federal Energy Regulatory Commission’s (FERC) report recommending higher water levels in the winter as well as a longer period of full pool.

The Details

The full pool level during the warm months at Lake Martin is 491 mean sea level (msl). Then, starts to decline beginning September 1st. These changes will keep the high summer of 491 msl for up to an additional six weeks longer, extending full pool into October.

In addition, the previous winter level was set at 481 msl, but in the future will only drop to 484. This may not seem like a big difference, but some homes may now have year round water. Unlike before, this is huge news for homeowners (and their property values).

Alabama Power, stakeholders, local leaders, and multiple public agencies have all been working together since 2006 to get the changes made on the lake, and they are finally seeing the fruits of their labor.

What This Means

The longer the lake is at it’s summer level, the more people are able to use the lake for recreation. In addition, it also makes the lake more aesthetically pleasing as the shoreline is less barren and more attractive.

Michael Langston, one of Lake Homes Realty’s agents on Lake Martin had this to say about the news:

This is a monumental decision by FERC that allows our lake season to be prolonged by at least an extra 8 weeks. When before the water would start dropping by the last week in August…. Now it will be mid to late October.

The water temp is still in the 80’s and very pleasurable for water sports.

Now restaurants, marinas, shops and other commercial industries that thrive off the seasonal business will have an extra 2 months of good solid business.

One major factor many people consider when choosing a they would like to live on is water levels. Some lakes have year round water levels, while others, like Lake Martin, have seasonal changes.

The longer the lake is full, the better!
