St. Cloud / Cold Spring / Avon / Paynesville, Minnesota

About the Area

St. Cloud, Minnesota is truly becoming an extension of the Minneapolis & St. Paul metro area. On any given day, the freeway is packed with vehicles traveling to and from this college town on the banks of the Mississippi River - just an hour from the Twin Cities. It has certainly become its own hub city where many out-state residents choose to travel, instead of the much more congested mall areas around Minneapolis.

Most waterfront real estate in the St. Cloud Area is to the south near Cold Spring, or to the west near Avon. The Horseshoe Chain of Lakes connects multiple bodies of water, and hosts attractive year-round lakefront homes. Following Highway 23 southwest, you will travel through a corridor of popular lakes set next to the communities of Cold Spring and Richmond, and then past Rice Lake and Lake Koronis near Paynesville. Koronis is the largest lake in the region at over 3,000 acres

To the west of St. Cloud you will find another cluster of lakes that begin just past Collegeville, and become more dense near Avon. Most of these lakes aren't real large, typically in the 50-300 acre range, but several of them right in Avon have a wide variety of year-round lake homes. Big Spunk Lake is the largest in this group at over 400 acres and ten foot water clarity.

There are several other decent sized lakes between Avon and Cold Spring, such as Big Fish Lake, which probably has the most expensive lakeshore real estate prices because of its size and clarity - at over 500 acres and about 15' visibility into its depths. Because most all of the lakes in this area have great proximity for year round residents in about a fifteen mile radius of St. Cloud, you will find a high percentage of lake homes as compared to seasonal lake cabins. However, as you move away from the communities, there do tend to be more cabins and vacant lots on the water.

The Mississippi River also has many high-end waterfront homes around Sartell, Sauk Rapids and St. Cloud. These are prime properties with plenty of recreational activities right out your door, yet extremely convenient to the city.
